1. Why Calculate Your Mortgage Payment Before You Buy?

Your monthly payment decides how much house you can really afford. It depends on three numbers: the loan amount, the loan term and the interest rate. Change any one of them and the payment changes, so comparing plans by hand is slow and easy to get wrong.

A good calculator gives you the full picture in seconds: monthly payment, total payment, total interest and a complete schedule of principal and interest. This guide shows you how to read those numbers with the Korelyy Mortgage Calculator.

2. How to Use the Mortgage Calculator (Step by Step)

The calculator has a few inputs and everything updates instantly. Open the tool, then follow these steps:

  1. Enter the Loan Amount — for example 1,000,000 (100 万). The field supports yuan and 万 units.
  2. Set the Loan Term in years. 30 is a common default; try 20 or 15 to see how a shorter term raises the monthly payment but cuts the total interest.
  3. Enter the annual Interest Rate in percent. The default is 3.1%. Rates here are yearly, not monthly.
  4. Choose the Repayment Type: Equal Payment or Equal Principal.
  5. Read the results: Monthly Payment, Total Payment, Total Interest, plus First Month / Last Month and the full Payment Schedule.
Tip: Equal Payment keeps every month the same, which is easy to budget. Equal Principal lowers your total interest, but the first payments are higher — the schedule shows exactly how it evolves month by month.

3. Equal Payment or Equal Principal: Which Fits You?

Both methods pay off the same loan at the same rate, but the cash flow is very different. Switch between the two in the tool and compare the totals before you decide.

  • Equal Payment: the monthly payment never changes. Ideal when you want stable, predictable budgeting over the whole term.
  • Equal Principal: total interest is lower, but early payments are heavier. Better if you have strong cash flow now and want to save money over the long run.

Watch the First Month and Last Month fields: with Equal Principal the first payment is noticeably higher, then it decreases every month. That is the trade-off the numbers make visible.

4. Real-Time Results, 100% Private

The calculation runs entirely in your browser — no account, no ads, and your loan figures never leave your device. Adjust the numbers as many times as you like and screenshot the schedule for your records.

5. FAQ

Is the mortgage calculator really free?

Yes. Free, no signup, no ads and no hidden limits. Use it as many times as you need.

Will my loan information be uploaded to a server?

No. Every calculation happens locally in your browser, so the amounts you type stay on your device.

Do I enter the annual or monthly interest rate?

Annual. Type the yearly rate in percent, for example 3.1 for 3.1%, and the calculator handles the conversion automatically.

Which repayment method should I choose?

It depends on your cash flow. Equal Payment gives you one fixed monthly amount; Equal Principal saves total interest but starts higher. Compare both in the tool before you decide.

Can I see how each month is split between principal and interest?

Yes. Open the Payment Schedule to see every month with its payment, principal, interest and remaining balance.
